The most important thing to do when marketing any type of real estate is knowing the market and being able to price a property appropriately. If a property is priced too high initially, it will sit on the market, obviously not making you ANY money. Those days accumulate, and the property starts to look less and less desirable to a potential tenant. They wonder, “Why is no one else renting this house? There must be something wrong with it.” On the other hand, obviously, if you price a property too low, it will get rented quickly but you wont get the maximum amount of rent you could have. That’s why our team is made up of seasoned real estate agents to take pride in their knowledge and understanding of the area and real estate market.
Another way to help you make the most money out of your investment is to find responsible long term tenants. Our goal is to have as few vacancies as possible. Also, responsible tenants are more likely to take excellent care of your property and have fewer maintenance and repair issues, which affect your bottom line.
We know the importance of finding qualified, respectable tenants for your properties. That’s why we require a thorough application process, including background check, sex offender registry, credit check by Transunion, employment confirmation and personal references. We also ensure Fair Housing Practices with every prospective tenant.
Our Real estate professionals will make sure your property makes the right first impression by getting quality photographs and advertising on more than 30 real estate sites! We also use outdoor advertising, signage and have a strong social media presence.
That’s entirely up to you! We are accessible and transparent as you would like us to be. We have an open line of communication and will reach out to you, if necessary.
Podium does not offer property insurance, but do have a partner company, Align Insurance Group, who can supply you and your tenants needed coverage.
We believe our ability to obtain higher rents, less delinquency, fewer vacancies and faster turnaround of vacating units will more than offset our management fees.
Yes, as an owner you automatically gain the benefit of agency. We can also assist you as a transaction broker or buyer’s agent if you wish to purchase property.
No, we serve as agents to our property owners, not the tenants.
Our team is made up of licensed real estate agents who are happy to show you and help you select properties, give you a property analysis, provide you with comps and guide you through making offers, negotiating on your behalf and get you to closing.
We are serious when we say relax, we’ve got you covered. Our Management team will do everything to make sure your investment is going smoothly, because it’s our investment too.
Tenants
Yes, our application fee is $45 per adult (19 and older) who will be on the lease.
Rent is due on the first of every month. Most of our tenants use the convenient online portal, but you can also mail a check or bring your payment by the office. We also have a secured drop box if you need to deliver payment after office hours.
Yes, we have an automatic $50 late fee on the sixth. For every subsequent late day, there is a $10 charge.
Most of our properties have a 2 animal limit. We require a one time non refundable pet fee and refundable pet deposit. The amount depends on the size and breed of your animal.
You are welcome to make repair and maintenance requests through the resident portal, but we also respond to texts, calls and emails! Residents are expected to do minor maintenance (for example: changing a light bulb or unclogging a drain). The full list can be found on the minor repair addendum in our lease. But Podium will handle the majority of repairs and maintenance.
Any changes to the property will need to be approved by your property manager.
In our single family homes, the residents are responsible for lawn care and maintenance. In our townhome and condo communities, maintenance is covered by the HOAs.
Yes, all utilities will be covered by the resident.
We do not allow subletting.
We require a 30 day notice.
You will get the remainder of your security deposit back within 60 days of move out. We automatically take out a charge for rekeying the locks and having every home professionally cleaned (if not already taken care of by the resident)
Any improvements need to go through the property manager.
While we do not require renters’ insurance, it’s not a bad idea to have it! Luckily we have a partner company, Align Insurance Group, who can get you covered!
